Duncan and Chemainus hold most of it. Duplexes from the 1970s and 1980s, character houses near the town centres that were converted decades ago, and a small number of purpose built walk up buildings that are now 40 to 60 years old. Condition varies enormously, and the ones that were converted without permits look identical in the photos to the ones that were done properly.
Verifying the second unit is the first job, every time. I pull the permit and occupancy records, check the zoning and whether the use is legal or merely tolerated, and look at the things an inspector will care about: fire separation between units, egress windows, ceiling heights, smoke alarms, and whether the hydro is separately metered. A unit that is not legal changes both the financing and the value.
One caution about this search. The multi family filter on this site returns results from across Vancouver Island rather than only the valley, so you will see Victoria and mid island properties mixed in. Check the address on anything before you get attached to it, or tell me your criteria and I will set up a search filtered to the valley properly and send only what qualifies.
