At this price point in the valley you are usually looking at a manufactured home in a park, an older strata unit in Duncan, or a piece of land with nothing on it yet.
Manufactured homes in a park make up most of this list. The purchase price is only part of the picture, because you are also taking on a monthly pad fee and the park rules that come with it. Age matters for financing: many lenders will not touch a unit built before the mid 1970s, and some will not go past a certain age at all, so I sort out financing before we start showings.
Older strata units in Duncan and Chemainus fill out the rest. Before we write I read the depreciation report, the contingency reserve balance, the minutes for the last two years and any special levy that has been discussed. A low price with a thin reserve and an aging roof is not a bargain, it is a bill that has not arrived yet.
Bare land shows up here too, and it is the easiest one to misread. A serviced lot in town is a different animal from five acres with no well, no septic and no driveway. Drilling, a septic design and a service connection can add a six figure number before you pour anything, so I price that work out with you before you commit.
