This is the first band where a detached house on its own lot is a realistic target rather than a lucky find, which puts a lot of buyers in the same place at the same time.
The detached options here are mostly older houses in Duncan, Chemainus, Crofton and out toward Lake Cowichan. Two or three bedrooms, 900 to 1,400 square feet, built between 1950 and 1980, usually on a flat town lot. Some are tidy and ready to move into, and others have had one cosmetic update laid over 40 year old systems, which is the difference worth paying an inspector to find.
The strata side of this band is stronger than most buyers expect. Newer townhomes in Duncan and Mill Bay, larger units with two full bathrooms and a garage, and the occasional half duplex. If the monthly fee covers the roof, the envelope and the insurance on a building with a funded reserve, that is often a better place to put $475,000 than a detached house that needs $60,000 of work.
Expect company. Anything clean and correctly priced in this band moves quickly, and multiple offers are normal. I get financing confirmed in writing first, keep the inspection tight rather than absent, and go in with a price and dates that suit the seller. Bidding without a plan in this band is how buyers end up paying more for less.
