Most of what turns up is an in ground vinyl liner pool on a larger lot in Duncan, Maple Bay or Cobble Hill, with a smaller number of fibreglass and above ground installs. The parts that cost money are the liner, the pump and the heater, so I ask how old each one is. A liner is typically good for 10 to 15 years and a replacement is not a small line item.

Running one here is a May to September proposition unless the seller has put in a heat pump and a good cover. Budget for chemicals, power, opening and closing, and the odd service call. If the pool has been closed for a couple of seasons, treat that as a question rather than a saving, because equipment that has sat is often the equipment that fails first.

A pool splits buyers, so it rarely returns what it cost to install. Families with young kids often price it as a liability, and I have had sellers fill one in before listing. Fencing and gate hardware also have to meet the local bylaw, so if the enclosure is not compliant that becomes your job after closing, not the seller’s.
