The Crossing Is the Whole Variable

Everywhere else in this series, distance and services do the sorting. In this group one number decides almost everything: how long it takes to get off the island, and how often you can.

Every entry on both lists is a version of the same question. Settle the crossing and the rest of the shortlist writes itself.

Geography is the wrong way to organise this group. Gabriola sits minutes from Nanaimo and Alert Bay sits off the top of the Island, and they have more in common with each other than either has with Lasqueti, which is closer to both than they are to one another.

What actually sorts them is the crossing. Frequency, whether vehicles go, whether one sailing does it or 2, and whether the boat runs at all in a winter southeasterly. Sort the islands that way and the differences that matter line up immediately.

Where the Islands Divide

Five groupings, sorted by how you reach them rather than where they sit. Find the one that matches what you can live with.

Gabriola has a medical clinic in a community owned health centre. Denman and Cortes have health centres, Hornby has a medical clinic, and Alert Bay and Sointula have health centres, with laboratory service at Alert Bay¹.

The hospital for every one of these islands is across the water. Gabriola residents go to Nanaimo, Denman and Hornby to the Comox Valley, Quadra and Cortes to Campbell River, and Alert Bay and Sointula to Port McNeill or Port Hardy.

Emergency transport off an island is a logistical question rather than a theoretical one, and the answer changes with the crossing, the schedule and the weather on the night. It is worth asking locally how it has actually gone rather than assuming.

Vehicle service runs to Gabriola from Nanaimo, Quadra from Campbell River, Denman from Buckley Bay, Hornby from Denman, Cortes from Quadra, Thetis from Chemainus, and Alert Bay and Sointula from Port McNeill².

Several of those are short and frequent enough that daily commuting genuinely works. Others need two sailings, which approximately doubles the planning attached to an ordinary errand and makes a missed connection expensive in time.

Lasqueti has passenger service only, so vehicles, materials and supplies arrive by other means². Some of the smaller islands in this group have no scheduled service at all and are reached privately or by water taxi.

Lasqueti is not connected to the BC Hydro grid³. Solar arrays, generators, independent water systems and self managed waste are how households there operate, and that is a skill set rather than an aesthetic.

Elsewhere in this group grid power is normal, but rural conditions still apply. Wells, rainwater catchment and septic systems are common, winter storms take out lines, and restoration takes longer where crews have to cross water to reach the fault. Anyone buying here should ask how long the last long outage lasted, and get the answer from a neighbour rather than a listing.

A short frequent run keeps everyday shopping close to mainland Island prices. Two sailings, or a passenger only service, change that completely, and the difference shows up in groceries, fuel, building materials and anything delivered.

Independent systems are the other line item. Where a property runs on a well, a septic field and its own power, the maintenance is yours and the trades to do it have to be brought across. That is a running cost, not a one time expense, and it is the part most often left out of the comparison.

These two are different in kind from the rest of this group. A short, frequent crossing puts a city with a hospital, a college and full retail within a travel time comparable to a suburban commute on Vancouver Island itself.

That premium is a large part of what they cost, and why they are the realistic answer for anyone who wants island living without giving up a career or a specialist. It also means the ferry queue on a Friday afternoon is a real part of the deal.

The eastern islands sit in the same rain shadow that keeps the east coast of Vancouver Island drier than its reputation, and through a dry summer water supply turns into a genuine constraint on several of them.

The seasonal swing is pronounced. Hornby and Cortes in particular carry far larger summer populations than winter ones, which changes services, ferry queues, employment and the whole feel of the place. February is the honest test, as it is everywhere in this series.

Trades, deliveries and home support all cost more and take longer when a crossing is involved, and on the islands with less frequent service a contractor may need to price a full day for what would be a two hour job on Vancouver Island.

That affects renovations, emergency repairs and ongoing care at home. It is one of the quieter reasons the second move gets harder here, and it belongs in the budget from the start rather than as a surprise.

Housing across this group is overwhelmingly detached and rural, and on several islands a meaningful share of it runs on wells, septic and independent services.

Smaller housing and purpose built seniors housing are scarce across the branch. That makes the second move sharper here than almost anywhere else in the series, because it usually means leaving the island rather than moving within it.

Gabriola and Quadra have more depth than the rest, and even there the options are limited. Before committing, work out how home support and a tradesperson would actually reach the address 20 years from now, not just how the view looks today.
