Sort out insurance and financing early. Some insurers rate these differently or want specifics about the wood heat and the chimney, and appraisers have very few comparable sales in the valley to work from, which can make the appraised value a surprise. I get an insurance quote and talk to the lender during the condition period rather than leaving either to the last week.
