Maple Bay, Genoa Bay, Cowichan Bay, the Mill Bay and Cobble Hill waterfront and Shawnigan Lake take up the top of the range, and a handful of estate acreages around Glenora sit up there with them.
Maple Bay and Genoa Bay carry the deepest water and the best moorage, which is why they price the way they do. Shawnigan Lake trades on lake frontage and on being the closest part of the valley to Victoria once you clear the Malahat. Mill Bay and Cobble Hill add newer construction and ocean views across Saanich Inlet, and Arbutus Ridge adds a gated golf community for buyers 45 and over.
What sets the number is frontage first, then view, then the house. A 1980s home on genuine walk on waterfront will beat a beautiful newer build a block back, every time. Commute matters too: anything that puts Victoria inside an hour prices at a premium here, and that premium has held through every market I have worked in the valley.
At this end the diligence is different. There are only a handful of comparable sales in a year, so appraisals can come in lower than the accepted price and financing needs to allow for that. Docks and anything below the high water mark need a foreshore tenure you should see in writing, and large lots on septic deserve a proper inspection. Insurance for waterfront and wildfire interface property is also worth quoting before you remove conditions.
