Foreshore tenure, moorage rights, bank height, septic setbacks from the water and the difference between a lake licence and a lake lease all decide what a property is worth and what an owner may actually do with it.
The valley holds four different waterfront markets. Cowichan Bay and Maple Bay are sheltered salt water with a moorage culture, Crofton and Chemainus face the strait and the ferry lanes, Cowichan Lake is freshwater with its own seasons, and the river frontage near Duncan is governed by flood mapping. They do not price alike.
Selling waterfront means marketing to people who are not here yet. Most buyers at this level come from Victoria, Vancouver or Alberta, so the listing has to answer their questions before they will give up a Saturday to drive. I put the tenure, the dock status and the exposure straight into the copy instead of making people ask.
If you own waterfront and are thinking about the next few years, the useful conversation starts earlier than you would expect. Docks, permits and septic upgrades all take time, and sorting them before listing is usually cheaper than negotiating them afterwards.
