Bare waterfront land is rarely a simple build. A riparian assessment, a septic site set well back from the water, a driveway that meets grade and, on the lakes, whether the frontage is freehold or leased all come before a foundation. Ask for the file the seller has already assembled.
Lake frontage and ocean frontage follow different rules. Provincial riparian regulation and local streamside bylaws govern the lakes and rivers, while the salt water shoreline adds Crown foreshore and marine tenure on top. Neither is difficult once you know which set applies.
Value tracks usable frontage rather than total area. A 2 acre parcel with 60 usable metres at the water often outprices 10 acres sitting behind a steep bank. When we compare properties I line up frontage, bank height and exposure before I look at price.
