Duncan, Mill Bay, Chemainus and the Farmland BetweenCowichan Valley real estate covers a lot of ground, literally. The valley runs from the Malahat summit north to Ladysmith and west toward Cowichan Lake, and inside that you find working farms, waterfront at Cowichan Bay and Maple Bay, village lots in Chemainus, and a town centre in Duncan holding the hospital and most of the shopping. Prices sit below Greater Victoria and the pace is different enough that most buyers here moved on purpose.
The valley is a collection of small markets rather than one. Mill Bay and Cobble Hill trade on the Victoria commute, Duncan on services and value, Maple Bay and Cowichan Bay on the water, Chemainus and Crofton on village life and the ferry. The same budget buys a different life in each of them.
Land is the local currency. A great many listings here come with an acre or more, which brings a well, a septic field, outbuildings and, in a large share of cases, the Agricultural Land Reserve. None of that is a problem, but it changes what you are buying and what you are allowed to do with it.
Get the drive right before anything else. Duncan to downtown Victoria is approximately an hour over the Malahat, and that pass closes from time to time. Nanaimo is closer than people expect from the north end of the valley. I ask clients to make the drive twice, once at rush hour, before we narrow the search.
