Most of the salt water frontage between Cobble Hill and Chemainus sits above a bank, so the properties where you step off the grass onto gravel or sand trade at a clear premium. On the lakes the same rule applies, with Shawnigan and Cowichan Lake holding the few that exist.
Walk-on is a narrow term and listings stretch it. A property can sit low to the water and still drop a metre of rip rap at the edge, or reach the beach by 40 steps. Ask for a photo taken at low tide and for the survey before you get attached to the idea.
Sheltered water is what makes walk-on usable. Cowichan Bay, Genoa Bay and Maple Bay stay calm enough that a beach stays a beach, while the exposed stretches toward Crofton take weather that reshapes the foreshore. Standing there in February tells you more than any photograph.
Check what you are allowed to build near the water. Riparian setbacks, flood construction levels and Crown foreshore all sit between you and the improvements people imagine making. Those rules are why some of the best walk-on lots still have modest houses on them.
