It is the broadest search on this site for the valley, so the useful work is narrowing it down.
Duncan and North Cowichan carry the bulk of the detached stock and the widest price range. You get post war and 1970s houses close to services, 1990s subdivisions on the hillsides, and a smaller number of newer infill builds. This is where most buyers land when they want a yard, a garage and a short drive to groceries and a school.
Mill Bay, Cobble Hill and Shawnigan Lake sit at the south end and price differently, partly because the Malahat puts Victoria within commuting distance. Lots are often bigger, many are on a well or a shared water system, and the houses tend to be newer than what you find around Duncan. Chemainus and Crofton at the north end run the other way, older and generally less money.
What I check first on any detached house here is the roof, the perimeter drainage and how the lot sheds water, because a lot of the valley sits on clay and gets a wet winter. After that it is the heat source. Oil tanks still turn up on older properties, and an in ground tank is something you want to know about before the offer, not after.
