Prices step down as you go west toward Cowichan Lake and north toward Crofton, and the gap between those markets and Mill Bay is large enough to change what kind of house you can buy.

Lake Cowichan, Youbou and Honeymoon Bay sit at the bottom of the valley price range, along with Crofton and parts of north Chemainus. These are former forestry towns with older housing stock, smaller lots and fewer services, which is exactly why the numbers are lower. The trade offs are real and they are mostly about distance. Lake Cowichan is approximately 30 minutes from Duncan, so every appointment, grocery run and after school activity is a drive. School catchments and bus routes matter more out there, medical services are in Duncan, and a fair number of properties heat with wood or run on older electric baseboard.

Before you decide, run the monthly number rather than the purchase price. Fuel for two vehicles, heating an older and leakier house, and insurance that costs more the further you are from a fire hall can add up to more than the payment you saved.
