What an Automated Estimate Misses on an AcreCowichan Valley home values are harder to automate than city values. An online estimate reads square footage and a postal code, but it cannot see whether your well produces year round, whether the shop is permitted, or whether the view from the deck is protected. Acreage is valued in pieces, not by the acre. Usable flat ground, the house site, the outbuildings, the water supply and any ALR status each carry their own weight. Two 5 acre properties on the same road can appraise a long way apart for reasons that never appear online.
Ask what the number is for. A number out of curiosity, a number for a mortgage renewal and a number to set a list price are three different conversations. Tell me which one you need and you will get the honest version, along with the sales it is built on.
