Shawnigan Lake carries the most frontage and the highest prices, Cowichan Lake offers more of it for less money at the cost of a longer drive, and Quamichan and Somenos sit close to Duncan with a quieter and much smaller supply.
Each lake has its own personality. Shawnigan warms early and runs busy with wake boats and a summer community. Cowichan Lake is bigger, deeper and colder, with real wind down the west arm. Quamichan and Somenos are shallow and warm, best for paddling and birds. Choose the lake for the summer you actually want.
Frontage type matters as much as the lake. Some properties own to the water, some hold a licence of occupation over the foreshore, and a few share a beach through a strata or a road end. That distinction decides whether you can build a dock and whether it transfers when you sell.
Seasonal and year round are different purchases. Older cabins on these lakes were built for July, not January, so insulation, water lines and winter access all deserve a look. Financing also changes if a property is classed as seasonal, so raise it with your lender early.
