The valley draws a lot of people who are downsizing or retiring, and a level entry on one floor is usually the first thing they ask for. Supply has never matched that demand, so the good ones do not sit.
Most of the single level stock in the valley was built between 1960 and 1985, and it is spread across Duncan, Chemainus, Cobble Hill and Mill Bay. Those homes are usually 1,100 to 1,600 square feet on a flat lot, with a carport or a single garage. The layouts are honest and the bones are often fine, but budget for windows, roofing and an electrical update on anything that has not been touched in 20 years.
Outside the town cores you are often on a well and a septic field. I ask for the well log, the flow rate and the last septic inspection before we go firm, because replacing a failed field on an acreage is not a small number. Driveway grade matters too. A level entry at the front door is worth very little if the approach is steep enough to be a problem in January.
The word rancher gets stretched in listing copy. Split levels, walkout basements and homes with a bedroom up all show up in a rancher search. I read the floor plan rather than the headline, because what buyers are actually asking for is no stairs at all, and that is a much smaller pool than the search results suggest.
