How to Choose One, and What to AskCowichan Valley real estate agents are not interchangeable. Some work the valley every week, some drive up from Victoria for the occasional listing, and a few specialise in acreage or waterfront. Those differences show up in the pricing, in how a property gets marketed, and in whether the deal closes cleanly.
Ask for their last ten sales in your area, not their total volume. A large number spread across the whole island tells you less than four recent sales within a few kilometres of your door, sold at what percentage of list price and in how many days.
Ask who answers the phone. On a rural listing, showings arrive at awkward hours and gates need opening. If the person you hire intends to hand you to an assistant, it is better to learn that at the interview than on a Saturday afternoon.
Ask what they will say no to. An agent who agrees with every price you float is not helping you. The useful ones tell you where your number is wrong, and then tell you exactly what they plan to do about it.
