A referral should be earned rather than sold. When I send a client to another agent I look at their recent sales, their reviews and how they handle a difficult file, not at whether they pay a referral fee. If someone I recommend disappoints you, I want to hear about it.
Moving within the island is easier than people expect. I work the whole island and can act directly across most of it, so a move from the valley to Nanaimo or Victoria usually needs no handoff at all. When it does, I will say so plainly.
Coming from off island? Tell me what you are leaving as well as what you are looking for. Buyers who describe their old street and what they liked about it get far better recommendations than buyers who only list bedrooms and a budget.
