Check the water and the septic before you look at the kitchen. Outside the Duncan and Chemainus cores a large share of these homes run on a well and a septic field. Flow rate, water quality and the age of that field belong in your first questions, not your last.
This market rewards patience more than Victoria does. Homes here often sit long enough for a price adjustment, and a well prepared offer on a listing at day 60 usually beats a rushed one at day 3. I watch days on market as closely as I watch the asking price.
