The town of Lake Cowichan holds most of the year round housing. Village lots, 1950s to 1980s houses, a handful of newer builds, and walking distance to the grocery store, the school and the river. If you want services and a normal size lot rather than shoreline, this is where the money goes furthest on the lake.
Youbou and Honeymoon Bay are where the character properties are. Youbou runs along the north shore, narrow lots dropping to the water, a mix of original cabins and full rebuilds. Honeymoon Bay on the south shore is quieter again, closer to Gordon Bay Provincial Park, with more trees and more space between houses.
What I check on every property out here is the same short list. Water source and its flow, the septic filing and last service, whether the road is publicly maintained, the insurance quote given the wildfire interface, and for anything on the water, whether the dock and the stairs have a foreshore tenure. Those five answers change the price more than the kitchen does.
