Cowichan Lake real estate market numbers ask to be read carefully, because this is a small market and small markets play tricks on averages. The measures below are laid out so you can see where a figure is solid and where it is only telling you about one unusual sale.

Cowichan Lake Real Estate Market Overview

One thing decides value up here more than anything else, and that is whether the property touches the water. Frontage on the largest lake on the Island is a scarce thing and it is priced like one. A house a street back can be the same age, the same size and half the money.

The rest of it is a small market with a long memory. Forestry built these towns and its retreat left housing that was never expensive to begin with, which is why people still arrive here from the valley floor and find they can afford something. Add the seasonal buyers who want the lake for July and you get a market with two quite different sets of customers.

Volume is the thing to keep in mind. Only a handful of properties change hands in a given month, so a single sale carries more weight in the averages here than it would anywhere further down the valley.

  • What it shows. Last month's completed sales, the prices they closed at and how long each one was listed, with the movement against the month before.
  • Why it matters. Handle this one gently up here. With so few sales, two lakefront closings in the same month will lift the average enough to look like a boom that never happened. Where it does earn its place is on time to sell, because that number holds up even when the price average is being thrown around.
  • Ask yourself. How long are places actually sitting before they go?

  • What it shows. The same measures stretched across twelve months.
  • Why it matters. This is the reading that works here, because a year is finally enough sales to mean something. It will also show you a seasonal swing steeper than almost anywhere on the Island. Recreational demand wakes up in spring, peaks over the summer and largely disappears by November, so the calendar explains a great deal of what looks like a trend.
  • Ask yourself. Is the lake gaining or losing ground, and when should I be on the market?

A month here looks wild. Is that real?

Usually not. This market can go a fortnight without a single sale and then close two lakefront properties in a week. That is enough to double a monthly average. Read the year, and treat any one month as a curiosity.

Is lakefront really worth that much more?

It is the difference that dominates everything else around here. Two houses of similar age and size, one with frontage and one a street back, are not in the same conversation on price. Any figure that mixes them together is describing neither.

Why does the feed matter here more than elsewhere?

Because there are so few sales. When only a handful close in a month, watching them individually as they happen tells you more than waiting for a summary that will average four properties into one meaningless number.

What Would Yours Sell For?

None of these graphs will tell you, and up here the averages are less use than usual. What answers it is what has closed on your stretch of shoreline, how your place actually presents, and the specifics of the lot itself. I don't guess your home's value.
