Mill Bay real estate market numbers sit higher than most of the valley for one reason, which is that it is the closest part of the Cowichan Valley to Victoria and a great many buyers here are making that calculation.

Mill Bay Real Estate Market Overview

Mill Bay is the first town on the valley side of the Malahat, which makes it the shortest commute to Victoria of anywhere in the Cowichan region. It also has the ferry across to Brentwood Bay, which for some households cuts the trip considerably.

The result is a town that feels like the valley and prices like the edge of a city. Newer subdivisions, a marina, a shopping centre that serves the whole south end, and a buyer pool that includes a lot of people who work an hour away.

This market takes its cue from Victoria. When the capital tightens, Mill Bay feels it before Duncan does. When the capital runs hot, the overflow lands here first. It is the most connected part of the valley in both directions.

Is the commute to Victoria realistic?

For a lot of people, yes, and it is the shortest one in the valley. The Malahat is the variable, and winter weather is the thing that occasionally makes it unpleasant.

Does the ferry make a real difference?

For households heading to the Saanich Peninsula it can save a considerable amount of time and avoid the Malahat entirely. For anyone going into downtown Victoria the highway is usually quicker.

Why is Mill Bay dearer than Duncan?

Proximity to Victoria, largely. It draws buyers who are comparing it against the capital rather than against the rest of the valley, and those buyers arrive with different expectations on price.

What Is Your Home Worth?
