Saltair Real Estate Market
No town centre, so location is the entire price.Saltair real estate market figures come from an area with no shops, no high street and no centre of any kind, which means location within it does more to set price than anything a town would normally supply.
Saltair Real Estate Market Overview
Saltair is the stretch of coast between Ladysmith and Chemainus. It is residential and nothing else. There is no commercial centre, which means everyone drives one way or the other for everything, and nobody living here minds.
What it does have is a long run of oceanfront and a hillside behind it looking east over Stuart Channel towards the Gulf Islands. The whole area is essentially a view proposition, tiered by how much of that view a given property gets.
Everything here prices on the water and the outlook. Frontage first, then clear elevated views, then partial ones, then the properties with none at all. Four quite separate price levels within a few streets of each other.

Saltair: 30 Day Market Movement
(AUG 08, 2026 - SEP 07, 2026)
Saltair: 30 Day Market Movement
How To Read the 30 Day Numbers
- What it shows. Anything completed last month with its price and time on market, set against the month before.
- Why it matters. A single oceanfront sale will move the monthly average out of all proportion, and there are not many sales here in a given month to balance it. Read the pace, not the price.
- Ask yourself. Is anything moving, and how long is it taking?
Saltair is one part of the valley, and every other area keeps its own report. If you are comparing across the region, they are all here.
Saltair Market Trends: 12 Months to Date
How To Read the 12 Month Trend
- What it shows. A year of prices, turnover and days on market.
- Why it matters. Twelve months collects enough of both the waterfront and the ordinary sales to be worth something. It is also where you can see whether the premium for a view is widening or holding steady.
- Ask yourself. Is the view premium growing or flattening out?
Saltair MLS® Activity Feed

How To Read the MLS® Activity Feed
- What it shows. Completed sales, live listings and accepted offers.
- Why it matters. The feed is the only way to tell which tier is trading. Waterfront and no view are effectively two different markets in the same postcode and an average across them describes neither.
- Ask yourself. What sold, and what could it see from the window?
Questions About These Numbers
Yes. Set the subscription on any of the graphs and the Saltair report arrives at whatever interval you choose, cancellable later.
Most people here treat it as the point. Ladysmith and Chemainus are both a few minutes away, and the absence of a commercial centre is what keeps the area as quiet as it is.
A great deal, and it is the main reason the figures on this page spread so widely. Frontage, a clear elevated outlook and no view at all are three separate markets.
Neither, formally. It sits between them and is served by both, which is part of its character and occasionally confusing when you are searching listings.
An area figure will not get near it when the spread between frontage and no view is this wide. Recent nearby sales, exactly what you can see and the state of the house are what set the number. I don't guess your home's value. I prove it using actual market value and real market movement so you can protect your equity and move forward with confidence.

Ways To Search Saltair
Nearly everyone looking here is thinking about the water. Some will only take frontage, some want the elevated view, and some want the location and the quiet without paying for either.
The waterfront and view filters below are the ones to use here. Everything else in Saltair is a secondary consideration.
