Ladysmith sits at the north edge of the valley and looks up the highway rather than down it. A great many people here work in Nanaimo, and that means the town takes its pricing cues from a city market rather than from Duncan.
The town itself climbs a hillside above the harbour, which produces something unusual for the valley. There is a genuine tier of ocean view housing at prices that would not buy the same outlook further south. Height above the water is the main thing separating one street from the next.
Two forces pull on this market at once. Nanaimo employment sets the floor and the valley sets the comparison. When those two diverge, Ladysmith is where you see it first.
