Lake Cowichan real estate market data is the most reliable of anywhere around this lake, for the simple reason that this is where most of the transactions happen. Everywhere else at the lake, the numbers need caveats. Here they mostly stand up.

Lake Cowichan Real Estate Market Overview

Lake Cowichan is the town the rest of the lake drives to. Groceries, the schools, the doctor, the hardware store. That gives it something the shoreline villages do not have, which is a steady year round population who buy and sell for ordinary reasons rather than seasonal ones.

It also has two kinds of frontage rather than one. The lake sits at the west end and the Cowichan River runs out of it through the middle of town. River properties and lake properties are not the same market and do not price together, however close they look on a map.

Volume is what makes this page useful. Enough changes hands here that the monthly figures carry real information, which is rare at this end of the valley and worth taking advantage of.

They are separate markets rather than better and worse. The lake commands more on headline price, but river properties attract a determined set of buyers and hold value well.

Is this a commuter town?

For some. The drive to Duncan is manageable and a number of people do it daily, but most of what sells here is bought by people who intend to be here rather than pass through.
