Youbou runs as a single strip along the north shore, with one road through it and the water on one side the whole way. That layout decides almost everything. There is a fixed amount of shoreline, no more is being made, and where a property sits along the strip changes the outlook, the drive and the price.
The shore faces south, which matters more than it sounds. Sun sits on this side of the lake all day while the far shore loses it early, and buyers pay for that even when they cannot quite explain what they are paying for.
Supply is the constraint, not demand. The mill went years ago and what it left behind was housing that people slowly turned from summer places into homes. Very little of it comes up for sale in any given month, and that scarcity does more to set prices here than anything happening in the wider economy.

No, that is Youbou. There are stretches where not a single property completes. An empty month is telling you about supply rather than about demand, and the two get confused constantly.
It does. The shoreline here faces south, so the sun sits on it all day, and buyers pay for that whether or not they could tell you why. Two otherwise similar properties can price quite differently on aspect and outlook alone.
More than people expect. The town runs as a long strip, so where you sit on it changes the drive, the view and the feel of the place. An address at one end is not interchangeable with an address at the other.
What BC Assessment Missed in Youbou
Every property here carries an assessed value from BC Assessment, and the Assessment Act requires that value to reflect actual market value. When a home sells we know what a buyer was willing to pay, so the sale gives us a way to test the assessment against something real.
I took every arm's length sale of a single family home in Electoral Area I, Youbou and Meade Creek during 2025. There were 27 of them, and I compared each one against its assessment on the 2026 roll.
The individual results run from 79.8 percent of the sale price at the low end to 170.1 percent at the high end. The median sits at 102.3 percent, which sounds reasonable and tells an owner nothing about their own home.
None of this money went missing. Property tax is a fixed amount the taxing authority decides to collect, and that figure is set when the budget is adopted. The roll does not decide how much is raised. It only decides who pays it.

This is why an assessed value is a starting point and not an answer. It is one opinion, produced at scale, and in Youbou it did not land on the sale price once in 27 tries. Pricing a home to sell means working from what has actually changed hands nearby.
The graphs will not answer that, and in a town this small they are further from an answer than usual. What settles it is what has changed hands nearby, where you sit on the strip, your outlook and the state of the building. I don't guess your home's value.
