Malahat Real Estate Market Overview
The Malahat is the climb between the Cowichan Valley and Victoria, and it is mostly forest and rock. What housing exists clings to the slopes on either side of the highway, often at the end of a long driveway, usually with a view that would cost a fortune anywhere flatter.
Some of it is Malahat First Nation land and some is private holdings that rarely trade. Between the terrain and the ownership pattern, the amount that can ever be for sale at one time is very small.
Outlook and access are the two variables. What you can see from the property and how hard it is to reach in bad weather. Those two account for most of the difference between one price and another up here.

Questions About These Numbers
Yes, and here that is the main reason to bother. Set the subscription on any graph and you will hear the moment something is listed, which matters when a property may be the only one for months.
Terrain and ownership. Much of the Malahat is too steep to build on, some of it is First Nation land, and the private holdings that do exist rarely turn over.
It is the main consideration. Access is straightforward most of the year and can be difficult in winter weather, and it is the road everyone between the valley and Victoria depends on.
Carefully, and by widening the search to similar view properties on comparable terrain elsewhere. It is one of the situations where a general figure is genuinely no help at all.
With comparables this scarce, no summary figure comes close. What answers it is a proper look at what your outlook, your access and your acreage would be worth to the sort of buyer who wants to be up here. I don't guess your home's value.
