East of the highway is the older, greener side of Duncan, running out towards Maple Bay and Quamichan Lake. Larger lots, mature trees and a fair number of houses that have been in the same hands for decades.

It draws families who want the schools and space, and downsizers who want to stay near the hospital and the shops without living on top of them. Two quite different buyer groups chasing overlapping stock, which keeps the market moving even when other parts of the valley stall.

This is one of the few places where the averages behave. Enough sells each month, across enough price points, that the figures on this page mean roughly what they appear to mean. That is not true everywhere in the valley.

What separates east Duncan from west?

Age of housing, lot sizes and price. The east side is generally older, greener and dearer. The west side is where the newer and more affordable stock sits.

Is it a good bet for resale?

It tends to hold up well, largely because the buyer pool is so broad. Markets with only one type of buyer are the ones that get thin when conditions turn.
