Crofton Real Estate Market

Ocean views at prices the rest of the coast has forgotten.

Crofton real estate market figures tend to surprise people, because this is one of the few places on the east coast of the Island where a genuine ocean view is still within reach of an ordinary budget.

Crofton Real Estate Market Overview

Crofton is a mill town on a hillside above Osborne Bay, with the ferry to Salt Spring running from the bottom of it. The mill has shaped the place for a century and it shapes the housing market too, both in what was built and in what people are prepared to pay.

The hillside means a large share of the houses see water. Elsewhere on this coast that would carry a significant premium. Here it is close to standard, and that is the single most interesting thing about the market.

The discount is the story, and it is not permanent. Buyers priced out further south have been finding Crofton for a few years now. Whether that gap holds or closes is the question this page is most useful for answering.

How To Read the 30 Day Numbers

  • What it shows. Last month's completions, their prices and how long each was listed, against the month before.
  • Why it matters. The town is small enough that a month is a rough guide rather than a measurement. Time on market is the more useful half, because it moves first when interest picks up.
  • Ask yourself. Is anything selling here, and how fast?
Market Reports by Area in the Cowichan Valley

Crofton is one part of the valley, and every other area keeps its own report. If you are comparing across the region, they are all here.

How To Read the 12 Month Trend

  • What it shows. Sales counts, prices and days on market across a full year.
  • Why it matters. The year is where you can see whether the value gap with the rest of the coast is closing. That is the number that matters most in a town whose main attraction is that it costs less than it looks like it should.
  • Ask yourself. Is the gap between here and the rest of the coast narrowing?

How To Read the MLS® Activity Feed

  • What it shows. Sold, active and pending listings, live.
  • Why it matters. The feed shows you which streets are trading. A clear open view and a glimpse between rooftops are very different propositions here, and only individual sales make that visible.
  • Ask yourself. What sold, and what could it actually see?

Questions About These Numbers

Can I get this by email?

Yes. Each graph can be set to send the Crofton report out at whatever frequency you want, and you can adjust or stop it later.

Does the mill affect property values?

It affects the town's economy and it is a factor some buyers weigh. It is also the reason the housing here was built and priced the way it was, which is part of why the value is there.

Is the ferry to Salt Spring useful?

It is a genuine draw for some buyers and a curiosity for others. It is a short crossing and it makes Salt Spring a day trip rather than an expedition.

Why is it cheaper than Chemainus or Ladysmith?

Partly the mill, partly profile. It has not been marketed the way its neighbours have, and towns that do not sell themselves tend to price lower for longer.

What Is Your House Worth?

Not something a town figure settles, particularly on a hillside where the view changes street by street. Nearby completions, exactly what you can see and how the house presents decide it. I don't guess your home's value. I prove it using actual market value and real market movement so you can protect your equity and move forward with confidence.
