Waterfront at a Different Price

Crofton is the answer for buyers who want to live on the water in this valley without paying what the more polished coastal communities ask. It is an industrial town and it does not pretend otherwise, and that honesty is precisely what keeps the prices where they are.

Both lists describe the same trade. Crofton offers water at a discount and asks you to accept the town it comes attached to.

The vehicle ferry from Crofton to Vesuvius Bay is the shortest crossing between Vancouver Island and Salt Spring Island⁶. For a good many households on both sides that link is the practical reason to be here.

It gives Crofton a role beyond its size. Traffic to and from the terminal passes through the village, and residents have easy access to Salt Spring for work, family or recreation in a way that no other valley community does.

The Parts of Crofton

The village is compact, and position relative to the water and the mill changes the property considerably.

Crofton grew as an industrial waterfront community and the pulp and paper operation has been central to it for generations. The industry is visible from much of the town and it has shaped both the employment and the housing stock.

Buyers should form their own view by spending time here rather than relying on either the enthusiasm or the criticism of others. What is beyond argument is that industrial activity nearby is a substantial part of why waterfront in Crofton costs less than waterfront elsewhere on this coast.

The seawalk along Osborne Bay is the community's principal public asset, used year round for walking, watching the ferry and getting to the water. It is the closest thing the village has to a town square.

The bay itself is sheltered water with a marina and boat access. For anyone whose reason for moving involves a boat, the combination of moorage, launch access and a short crossing to the Gulf Islands is genuinely useful.

Crofton has basic shopping, a school, a post office and the essentials of daily life. What it does not have is a full grocery run, a pharmacy range, banking depth or medical services beyond the basics.

Duncan covers all of that approximately 15 minutes away, along with the valley's 24 hour emergency department¹. Chemainus is a similar distance in the other direction for its health care centre and additional shopping.

Crofton has consistently offered the most affordable waterfront and water view property in this part of the valley, and that is the single strongest argument for buying here.

Most of the village is on municipal services, which keeps running costs closer to a town property than a rural one. The commute is the offsetting cost for anyone working outside the community, though 15 minutes to Duncan is modest by valley standards.

The mill has been the principal employer for generations, alongside marine work, the trades, retail and services. The ferry operation and associated traffic support additional local activity.

A substantial number of residents work in Duncan, Chemainus or further afield, and the short drive makes that straightforward. Remote work is viable and worth confirming for connectivity at the specific address.

Housing here is predominantly modest detached stock on regular village lots, with waterfront and view property at the upper end and very little attached housing anywhere in the community.

Much of the stock reflects the town's industrial origins, which means solid, unfussy houses that often represent good value and sometimes need work. Age of roof, wiring, windows and heating are the usual things to establish.

A later move to something smaller generally means Duncan or Chemainus rather than staying in the village, because Crofton carries very little of that housing type. That is worth knowing at purchase rather than discovering later.
