Every property owner contributes toward local services such as roads, parks, emergency services, schools, libraries, and regional programs. Glenora is a community within Electoral Area E; it is not a separate taxing jurisdiction of its own, so the rate and results below are Electoral Area E's as a whole.

2026 Residential Property Tax Rate

The CVRD services portion of the residential property tax rate for 2026 is approximately 2.0881 per $1,000 of assessed value, the rate set for the whole of Electoral Area E. This is the regional district's own rate only; it excludes the Provincial Rural Tax and School Tax that also appear on a rural property tax notice.

Example: A home assessed at $800,000 would pay approximately $1,670 in CVRD services taxes alone before any grants, exemptions, or other adjustments, and before the additional provincial rural tax and school tax portions of the notice.

Are Property Taxes the Same as Your Assessment?

No. BC Assessment determines your property's assessed value, while your local government sets the tax rates each year. Your annual property tax bill is calculated by applying the adopted tax rates to your assessed value.

Assessment Equity in Glenora

BC Assessment estimates every property's actual market value each year using mass appraisal methods informed by comparable sales and broader market movement, then applies that estimate to properties whether or not they actually sold. Comparing the sale price of a home against its resulting assessed value is a direct test of how closely that estimate tracked actual market value and market movement for the properties that did sell, a real-world snapshot rather than a theoretical model.

I have also completed an independent study comparing 17 arm's length home sales that occurred in 2025 in Glenora against the 2026 BC Assessment roll, which values properties as of July 1, 2025. The median assessment to sale ratio was 98.4%, close to accurate on average, but individual ratios ranged from 77.8% to 117.8%. 13 of the 17 homes (76.5%) were assessed below their actual sale price, by a combined $1.26 million, while 4 of the 17 homes (23.5%) were assessed above, by a combined $274,000. On balance, 76.5% of homes in Glenora were under-assessed compared to 23.5% the other direction on the 2026 roll, both in number and in total dollar value.
