On a lake property the most valuable part of the purchase is often the part that is not in the title.
In most cases the property line stops at the natural boundary of the lake, and everything below that is Crown land. A dock, a boathouse, a ramp, stairs or a retaining wall that sits on or over that land needs a tenure or a permit from the province. Plenty of structures on this lake predate anyone asking, which is fine until the day somebody does.
So the first thing I do on a waterfront listing is find out what documentation exists. Is there a tenure, is it current, is it transferable, and does it cover what is actually built. Then the physical questions: bank stability and erosion, water depth at the end of the dock through the season, whether the septic field is far enough back, and whether the well is affected by lake level.
On the valuation side, waterfront on this lake is priced by exposure and usable shoreline more than by house size, and the buyers come largely from off island. That means the marketing has to show the water properly, the paperwork has to be ready before the first showing, and the pricing has to be built from lake sales rather than valley averages. That is the whole job.
