Start with the arithmetic. The whole lake trades a modest number of properties in a year, and they are spread across Lake Cowichan, Youbou, Honeymoon Bay and the rural land behind them. Nobody builds a full time business on this lake alone. You either work a wider territory across the Cowichan Valley and South Vancouver Island, or you go deep on a niche such as waterfront and take referrals from agents who do not understand it.

The skills that matter here are rural ones. Reading a well log and a flow test, knowing what a failed septic field costs on a sloped lot, understanding foreshore tenures, road dedications, right of ways and Agricultural Land Reserve limits, and being able to explain all of it to a buyer from the Lower Mainland who has never owned anything on a well. Get those wrong and your deals collapse in the condition period.
