A village house in Lake Cowichan, a rebuilt cabin at Youbou and an acreage behind Honeymoon Bay are not competing for the same buyer, even at the same price.
Lake Cowichan itself is the conventional part of this market. Serviced lots, municipal water and sewer, a school, a grocery store and a hospital in Duncan approximately 30 minutes away. The stock is mostly 1950s to 1980s, with a handful of newer builds, and it is the easiest part of the lake to finance, insure and resell.
Youbou and Honeymoon Bay run on wells, septic and community water systems, and the housing there ranges from a summer cabin somebody has been improving for 20 years to a full year round home. The question I ask on every one of them is whether it is genuinely built for winter: insulation, heat source, water that keeps running in a cold snap, and a road that gets plowed.
Behind all three are the rural acreages. More space, more privacy, more responsibility, and a longer list of things to verify before you remove conditions. Whichever of the three you are drawn to, the same five checks decide whether it is a good buy: water, septic, road, insurance and heat. Everything else is taste.
