Out here a great many properties are shown by appointment only, because the owner still lives there full time, because it is seasonal, or simply because the agent knows the buyers are coming from off island anyway.

When open houses do run here they cluster on Saturday and Sunday afternoons between April and September, and they are concentrated in the town of Lake Cowichan where the traffic is. A property at Youbou or Honeymoon Bay is far more likely to be shown privately, and waterfront almost always is.
So the productive way to see this lake is to book a half day rather than drive out on spec. Give me a weekend and a budget and I will line up four or five properties in one loop, which is easily done because nothing here is more than 20 minutes apart, and you will see more in an afternoon than a month of open houses would show you.
If you do go to one, use it for the things photographs hide. Run a tap and listen to the pressure, look at the panel, put your head into the crawlspace, and stand outside for two minutes listening. Then tell the host at the door that you are working with me. It costs you nothing and it keeps the follow up calls down.
