Someone who has not will talk about their team and their marketing. Neither answer is disqualifying on its own, but you should know which one you are getting.

Then ask the technical questions, because this is where lake deals fail. How do you price waterfront against off water. What do you do when the well flow test comes back marginal. Have you handled a property where the dock and stairs sit on Crown foreshore without a tenure. How do you market a property to a buyer in Vancouver who will see it once. If the answers are vague, keep looking.

Before you sign anything, read the agreement. Know how long it runs, whether you can cancel and how, exactly what the commission is and how it splits, and how the brokerage handles the situation where the same firm represents both sides. In British Columbia an agent cannot represent both a buyer and a seller in the same transaction, and they have to explain your options in writing. Make sure they do.
