Manufactured homes make up much of it. The purchase price is only half the picture, because you also take on a monthly pad fee and the park rules. Age decides financing: many lenders will not lend on a unit built before the mid 1970s, and some have a hard cutoff whatever the condition, so I get the lender comfortable before we start looking rather than after an accepted offer.
Older village houses in Lake Cowichan are the other main category. Small, 1950s to 1970s, on municipal services, and generally priced this way because the roof, the wiring, the windows or all three are due. That can be a good buy if you go in with a real number for the work, and a bad one if the inspection is skipped to win the property.
Seasonal cabins are the category to be most careful with. Ask whether it is insulated and heated for winter, whether the water system runs year round, whether the road is maintained in snow, and whether the lender will treat it as a residence at all. Some of these are excellent value. Some cannot be financed conventionally, and that needs sorting out first.
