Single Level Living on Ground That Rarely CooperatesCowichan Lake rancher homes for sale are harder to find than they are anywhere else in the valley, and the reason is the ground. Most of the housing here sits on slope, and a sloped lot pushes a builder toward a walkout basement or a split level rather than everything on one floor.
Where the true ranchers are is the flat ground, and on this lake that means the town of Lake Cowichan and the benches where the land levels off. Those tend to be 1960s to 1980s houses of 1,000 to 1,500 square feet on a regular lot, close to services, and they get strong interest from people downsizing out of a two storey house up the road.
The label gets used loosely on lake properties, more loosely than in town, because a house with the main living on one floor and a finished level below is often listed as a rancher with a walkout. That can be a fine house, and it is not no stairs. If a level entry is a health requirement rather than a preference, I check the floor plan and the approach from the parking area before we ever book a showing.
Watch the driveway and the path to the door as carefully as the house. A level main floor at the end of a steep gravel drive solves nothing in January. Beyond that it is the usual rural list out here: the well and its flow, the septic filing, the age of the roof and the heat source, and whether the crawlspace is dry.
