What the Designation Means and How to Check a LicenceCowichan Lake REALTOR is a phrase people type when what they actually want is someone who knows this lake and can be trusted with a large purchase. The designation is worth understanding, because it tells you something real, just not everything you need to know.
REALTOR is a trademark, not a licence. It identifies a member of the Canadian Real Estate Association, which means membership in a provincial association and a local board, access to the MLS system, and a commitment to CREA’s code of ethics and its complaint process. Most working agents in British Columbia are members, but the designation on its own does not measure competence.
The licence is the thing to verify. In British Columbia every real estate licensee is registered with the BC Financial Services Authority, and you can look anyone up, confirm their brokerage and see whether there is any discipline history. It takes two minutes. My own licence number is on every page of this site, and I would rather you checked it than took my word.
After that, what matters for a lake purchase is specific experience. Ask how many deals they have closed on this water, what they know about foreshore tenures and well testing, whether they answer a text on a Sunday in July when a property comes up, and who they use for inspections out here. Those answers will tell you more than any designation on a business card.
