Cowichan Lake Homes for Sale with Air Conditioning

The West End of the Valley Gets the Heat

Cowichan Lake homes for sale with air conditioning are worth filtering for, because the west end of this valley is consistently one of the warmer places on the island in summer. Inland, low elevation, ringed by mountains that trap the afternoon heat, and a long way from any cooling ocean breeze.

Very little of the housing here was built with cooling in mind. The older cabins and the 1960s to 1980s houses rely on shade, cross ventilation and the lake itself, which works until the overnight temperature stops dropping. What you see in this search is almost always a retrofit, so the age and quality of the equipment matters far more than the year the house was built.

A ductless heat pump is the usual solution out here, typically one head in the main living space and sometimes a second upstairs. It cools in summer and heats far more cheaply than baseboard in winter, which on a rural property with no natural gas is the real argument for it. Newer builds and a few 1990s homes have a central ducted system instead.

When I look at one of these I check the make and install date, whether the head actually serves the bedrooms rather than just the living room, and whether the electrical panel has room for a second unit later. On a property with a well pump and a septic pump already on the service, panel capacity is a genuine constraint and it is cheaper to know now.
