Mostly Land Right Now, and Land Is a Longer ProjectCowichan Lake waterfront property for sale is showing five listings as I write this, and they are almost all bare land rather than houses. That is the usual shape of this search: parcels at Youbou, Lake Cowichan and Honeymoon Bay, from under an acre up to a very large timber holding.
The small parcels are the ones most people are after. Half an acre to five acres with frontage, often on a road that already has power and neighbours, sometimes with a well or an old cabin on it. Those are buildable projects, and the price reflects the frontage far more than the acreage. The very large holdings are a different market entirely and trade on timber and access, not on views.
Before you buy land here I want three answers in writing. What the zoning and any covenants allow you to build and how close to the water. Whether a septic system can be designed for the site, which on a sloped lakeside lot is not a given. And where the water is coming from, meaning a drilled well with a tested flow or a community system with capacity to spare.
Then price the work honestly. Clearing, a driveway, a well, a septic field, hydro, permits and development charges before you frame anything. On a lake lot with a slope and limited access, that total surprises people. I would rather map it out with you during the condition period than have you find out in year two.
