Land carries most of the value down here. Two houses with the same floor area can sit a quarter million apart because one is on a subdividable lot near a transit corridor and the other backs onto a highway. When I run comparables I start with the lot, not the square footage.

Timing inside the year is real here. Detached listings surge in late April and again in September, and the same house often asks less in December. If your move is flexible, shopping the quiet weeks is the cheapest advantage you can give yourself.
