Oak Bay, Rockland, the Uplands, Ten Mile Point, Cordova Bay and the waterfront pockets of North Saanich hold nearly all of the top of this market, and what sets those prices is land and outlook far more than the house on it.
At the top of the market the comparables thin out. A house can be the only one of its kind to sell in a given year, which turns pricing into an argument rather than a calculation. Expect a longer marketing period and a smaller pool of qualified buyers on both sides of the deal.
Land, frontage and privacy do the heavy lifting. A half acre with a protected outlook in Oak Bay outprices a larger house on a busier street every time. When I value a high end property I start with what cannot be changed and work inward from there.
Discretion matters up here. Some of these homes trade quietly and the owners prefer it that way. If you are shopping at this level, a conversation about what is coming to market is usually worth more to you than any search alert.
