South Vancouver Island Real Estate Market Overview

Half an hour apart down here you will find the dearest ground on the Island and some of the easiest to afford. Oak Bay waterfront and a lakeside place up the Cowichan Valley land in the same regional average, and that average serves neither of them.

What drives it is who works here. The capital, the university and the government payroll keep demand steady through cycles that hit resource towns hard. Add the Swartz Bay crossing, the ferry link to the mainland that most of the province uses, and you get a corner of the Island that behaves more like a city region than the rest of it.

One regional average will not tell you about your own street. Victoria, the Saanich Peninsula, Sooke and the Cowichan Valley each run to their own rhythm, and the further down you look the more the number is worth knowing.

  • What it shows. Twelve months of prices and sales counts, laid out month by month.
  • Why it matters. A year is long enough to show you the shape of things. It also lays the seasons bare. The south Island wakes up early, often in February, and it stays busier later into the autumn than the north does. Judging the market off one winter month will mislead you every time.
  • Ask yourself. Which way is this heading, and when should I be listing?

Do I have to keep coming back here?

The 30 day and the 12 month are telling me different things. Which one wins?

The 12 month. A short window swings on whatever happened to close that month, and down here a few high end sales can drag an average a long way. The year evens it out.

Is the south end really that different from the rest of the Island?

Yes, and by a wide margin. This is where the province keeps its capital, its biggest university and most of its government payroll, and prices follow that. Anything you read about the Island as a whole is being pulled upward by what happens here.

Why look at sold prices rather than list prices?

A list price is what somebody hoped for. A sold price is what somebody paid. Only one of those is evidence, and it is the one in the feed lower down this page.

So What Is Your Place Worth?

Nothing above answers that. What answers it is what has recently changed hands nearby, a straight look at the condition of yours, and the things only your own block accounts for.
