Financing is the first hurdle at this level. Lenders treat manufactured homes on park land, age restricted buildings and very small units differently, and some will not lend on them at all. Speak to a broker about the specific property type before you write an offer.
Strata documents matter more down here. A low priced condominium often carries a special levy, a depreciation report that calls for money, or envelope work already scheduled. The unit can still be the right buy, but the number to compare is the price plus what is coming.
Look slightly outside the core. Under $300,000 goes further in Sooke, parts of Esquimalt and the older streets of Langford than anywhere near downtown Victoria. Widening the map by 20 minutes usually adds more choice than adding $25,000 to your budget.
