Affordable is a moving target here. Whatever made Langford cheap in 2015 has largely been priced in, and the value has shifted out to Sooke and up the highway. If you are buying for the long term, watch where services and transit are heading, not only where prices sit today.
Count the commute honestly. A $90,000 saving is real, and so is another 40 minutes each way in the Colwood traffic. Drive the route at the hour you would actually drive it before you decide the trade is worth taking.
Cheaper usually means older or smaller, not worse. Many of the best values on this list are 1970s houses with good bones on generous lots. I would rather see a client comfortable in a solid older home in a modest area than stretched thin in a new one.
