Single Level Living, the Most Asked For and Least BuiltSouth Vancouver Island rancher homes for sale are the hardest thing on my search list to find. Everyone wants one floor, no stairs and a garage on the same level, and almost nothing built since 1990 offers it on a standard lot. The result is that a well kept rancher in Saanich or Colwood often draws more showings than a larger two storey down the street.
Most of the supply is older stock. The rancher belt runs through 1950s to 1980s subdivisions in Saanich, Esquimalt, Langford and Central Saanich, which means you are buying the layout you want and inheriting the systems of that era. Budget for the roof, the panel and the perimeter drains.
Not every one floor home is a rancher. Listings use the label for split levels, homes with a basement suite and houses with a bedroom upstairs. If stairs are the reason you are searching, I read the floor plan and the measurements rather than the headline.
Lot shape matters as much as the house. A rancher covers more ground, so it often comes with a smaller yard or a tighter setback, and adding on later can run into coverage limits. If you plan to expand, check the zoning before you write the offer.
