The lots are smaller and the rules are tighter. Recent subdivisions trade yard space for floor area, and many sit inside a building scheme that governs fences, parking, paint colours and outbuildings. Read it before you plan a shop or a spot for the trailer.
Newer is not maintenance free. Ten year old roofs, hot water tanks and heat pumps are all inside the window where things start asking for attention, and some of the 2015 to 2018 push went up quickly. I still recommend a full inspection on a newer house.
