West Courtenay Real Estate Market

Inland, uphill, and often better value than the coastal side.

West Courtenay real estate market prices generally trade below the parts of the valley closer to the water, and buyers who care more about mountains than salt water find that a straightforward trade to make.

West Courtenay Real Estate Market Overview

West of the town centre the land rises towards Cumberland and the mountains behind it. The setting changes as you go, with more trees, more slope and views that look inland rather than out to the strait.

It is close to the trail networks that have made this valley a destination for cyclists, and to the road up to Mount Washington. For anyone whose weekends happen on a mountain rather than a beach, this is the practical side of town.

You are trading an ocean outlook for everything else. Same drive to the shops, same schools, same valley, and generally a lower price for an equivalent house. The only thing missing is the water view.

How To Read the 30 Day Numbers

  • What it shows. Everything that completed over the last month, the sums involved and the time taken.
  • Why it matters. Volume is moderate. What the month is best for here is pace, because the west side tends to follow the rest of the town with a short lag rather than leading it.
  • Ask yourself. Is the west side keeping up with the rest of town?
Market Reports by Area in the Comox Valley

West Courtenay sits inside Comox Valley and the areas below do not price alike. Each keeps its own report, which is where these numbers start being worth something.

How To Read the 12 Month Trend

  • What it shows. A rolling twelve months of prices, sales counts and days on market.
  • Why it matters. The year shows whether the discount to the eastern and coastal parts of the valley is holding. As the trail networks have grown that gap has come under pressure.
  • Ask yourself. Is the west side closing on the rest of the valley?

How To Read the MLS® Activity Feed

  • What it shows. Sold, active and pending, live as recorded.
  • Why it matters. The mix runs from ordinary town lots to properties with slope, trees and real privacy. The feed is where you see which kind a given price bought.
  • Ask yourself. What sold, and what sort of setting was it in?

Questions About These Numbers

Can these be delivered to me?

Yes. Any graph will send them out at whatever frequency you choose.

Why is the west side cheaper?

No ocean outlook, mostly. Everything else about the location is comparable and the price gap is largely a view premium you are not paying.

Is it good for cycling?

It is the reason a lot of people buy here. The trail networks around Cumberland are a short ride away.

How far to Mount Washington?

Around forty five minutes up the road, which makes the ski hill a day trip rather than a stay.

What Would Your House Sell For?

An area figure cannot account for slope, trees and outlook, and those vary a great deal here. Recent nearby sales and the specifics of your property are what decide it. I don't guess your home's value. I prove it using actual market value and real market movement so you can protect your equity and move forward with confidence.

Ways To Search West Courtenay

Buyers here want value, trees, privacy or a short run to the trails. Very few are looking for an ocean view, which is exactly why the money goes further.

Narrow below on price and property type, and look at lot size while you are at it. The west side varies more on land than the eastern subdivisions do.
