Comox Valley real estate market activity is driven by something the rest of the Island sees less of, which is a steady flow of buyers arriving from outside British Columbia altogether.

Comox Valley Real Estate Market Overview

The valley holds three distinct places that most outsiders treat as one. Courtenay is the commercial centre and the largest. Comox is the town on the peninsula with the air force base and the harbour. Cumberland is the old coal village that turned into somewhere young families and mountain bikers wanted to be.

What sets the valley apart is reach. The airport at Comox runs direct flights east, which very few places on this Island can say, and it turns out that being able to visit family in Calgary or Toronto without connecting through Vancouver matters enormously to people deciding whether to move here.

Relocation demand sets the pace, not local wages. A large share of buyers here are selling something more expensive somewhere else. That changes how prices behave, because those buyers are comparing the valley to what they left rather than to what people earn locally.

  • What it shows. What closed in the past month, at what price, and how long each had been on the market, with the change against the month prior.
  • Why it matters. Volume here is healthy, so the month means something. What it will not tell you is which of the three towns did the work, and a month led by Crown Isle looks very different from one led by Cumberland.
  • Ask yourself. Is the valley busier or quieter than it was last month?

How To Read the 12 Month Trend

  • What it shows. A rolling year of sale prices, transaction counts and selling times.
  • Why it matters. The year is where you can see whether the flow of arrivals is holding up, and that is the single most important question about this market. When relocation slows, the valley notices before it notices anything happening in the local economy.
  • Ask yourself. Are people still arriving, and are values keeping up?

  • What it shows. Sales, listings and accepted offers as they are recorded.
  • Why it matters. The valley spans everything from a village cottage in Cumberland to a golf course property at Crown Isle to a condominium on a ski hill. The feed is the only way to see which of those is trading.
  • Ask yourself. What kind of property is selling, and where in the valley?

Questions About These Numbers

Can I have the valley report emailed to me?

Yes. Set it on any graph and it will arrive as often as you want, and you can change or cancel it at any point.

Is Mount Washington part of this market?

It is reported here and it behaves quite separately. Ski property is a different asset with different financing, different seasonality and a different buyer, and it should never be averaged in with valley housing.

Why do so many people move here from out of province?

Weather, the setting and the direct flights, in some order. It has been one of the more talked about relocation destinations in the country for years, and the arrivals have not really stopped.

Courtenay or Comox?

They suit different people. Courtenay has the shops, the services and more housing at more price points. Comox is smaller, closer to the water and generally dearer for the equivalent house.

What Would Your Property Sell For?
